Along with our double fronted town centre office and distinctive boards, tenants are not going to be able to miss your property!!
If you decide that the full management service is for you then you are in safe hands with TW Lettings, we have spent years establishing working relationships with independent contractors that provide good quality work while charging reasonable fees. We will keep you informed of all expenditure and we don’t add anything on the contractors bill either!

If you are fortunate to live in one of our managed properties, everything is taken care of; we ensure there is a comprehensive inventory and condition report protecting both the property and you while your deposit is securely lodged with the Deposit Protection Service.
All maintenance problems can be reported online by clicking the “log In” tab or by given us a call and we will instruct one of our experienced and trusted contractors who will contact you direct.

Do you have a spare room that you need to find a tenant for?
Then we can help! And we’ve kept it simple.
We understand that letting a room in your home is very different to letting a whole property, which is why we have given you your very own separate service. The only thing we ask is that you provide us with a little proof that the room is yours to rent out.
The most important thing is that you are going to like and get on with the person you are going to share your home with, so it’s best that you do the viewings so you are able to meet the person and make your mind up.
Once you’re happy with the person we then look after everything including drawing up the contracts and checking they are who they say they are as well as being able to afford the rent.
How it works
The 1st stage is getting all the information including room details, photos, shared facilities, type of person you are looking for and whether bills are included. We would then promote your room in the same way we market everything else including notifying tenants by text and email as well as it appearing in our window, on our lettings list and on all major property portals!
There is a flat fee of £75 + VAT for this stage, which is payable at the time of listing.
Once you are happy that we have found the right tenant, you will need to let us know and instruct us to agree the let on your behalf. We would then fully reference the tenant and supply you with the results before drawing up the” House/Flat Share Agreement”. Once this is completed and we have a moving date we would then send you the agreement for you and the new tenant to sign when they move in.

And hopefully everyone lives happily ever after!

It is the landlord’s responsibility to maintain and pay any costs associated with buildings insurance on the property; if the property you are renting out is a flat then this would normally be included in the yearly maintenance charge.
Under the terms of the Assured Shorthold Tenancy agreement it is the tenant’s obligation to have and maintain contents insurance to include accidental damage cover for the landlord’s possessions, although we recommend that you keep a minimum contents policy to include accidental damage for your own property.
Rent and Legal Protection Insurance
Rent and Legal Protection Insurance can prove to be essential when renting out your property, if only to give you complete ‘peace of mind’. This policy will provide the landlord with that extra security should there ever be any shortfall of rent or the tenant breaches their tenancy obligations and leaves the property with outstanding rent due.
Cover is available for 6 or 12 month periods only and can be simply and easily renewed.
